Basics on the bar: It is on a main road near a large popular lake and has always been popular with boaters returning from the lake and snowmobilers in the winter months. As far back as I can remember it has always had a steady amount of business. It is not right on the lake and is not dependant on boaters and "tourists". It has always been set up as a restaurant/bar although I don't think the restaurant part of it was ever to involved. I think it was mostly just bar food. There is a big parking lot across the road for customers.

The current owner has had it closed it down for awhile and has been doing some renovations. There is a fairly large apartment upstairs and both it and the bar area downstairs has been remodeled spare for some very minor finishing touches. I know this place could be a money maker and it used to be packed every weekend until it was closed for remodeling. Obviously I need to find out why it is being sold exactly and what kind of business they were bringing in prior to closing down.

The main things that concern me is the fact I don't believe any bar/kitchen equipment is installed so I would have to provide that which is obviously an additional cost. Now, in the proposal, I said that we(promotions company) should get 15% of the bar, 50% of the door, 30 free drink tickets and 1 bottle. She says that they don't give bar percentages but they give promoters 100% of the door cover and require us to meet a bar minimum (which is based on how many people you are bringing in,the time frame & what you are charging at the door).

Now, with that being said, I don't want to promise that we'll bring in 200 people at the price of $10 guys/ ladies free from 10-3am and then don't make that, because I know then, I'll have to pay the difference. I was thinking to partner up with another more established promotions company but I'm still unsure of what number figure to give her as far as people we're bringing in.) Does the figuring for that come after the event is over?)

Please help! I've done promotions before but this is my first company by myself and I just want to be REALLY sure.

I've been working at a local bar for a few years now alongside my mom, who is now in charge of the whole place. working for a paycheck, for her, is not an acceptable lifestyle.
The long and short of it is that the owners of the business are in a bit of a predicament with the leaseholder of the building, as he owns all of the furniture and coolers etc. and is hiking up the rent. The increase in rental price doesn't sit well with the owners of the bar, being a married couple, because one has the other convinced that with what is now approaching $1m in sales in just 4 years, the only profit was less than $5,000. the leaseholder has made it clear that should the current owners not comply, he has NO problem leasing the space to my mom as long as she gets the appropriate licensing. Where it gets sticky, is that this seeming turnkey opportunity came at a time when she is currently reviewing a different lease on a different space entirely, with no furniture or hardware, and has come to the conclusion that i will be the one running the new place. we have plenty of mutual resources in the form of local business owners and such that can help by giving us deals on fixtures, furniture, even walk-in coolers.
